Choosing a Site for Your Modular Classroom

How to decide on the spot for your Modular Classroom?



"We have a number of options for placing a portable classroom on our Church property and would like your ideas so that we choose the best location?"

Choosing the right location to install a portable modular classroom should be one of the top items on your To Do list before you spend any money. Here are a few things to consider:

1. What size is the modular structure? For example it could be 60' long by 24' wide. We call these the exterior dimensions. Know your building "footprint" first. This will help with site selection and during initial discussions with suppliers. (if you want to reach suppliers use this online contact form)

2. Consider occupants. Choose a location that works best for the students, teachers and visitors. Consider things such as proximity to other facilities, parking, student drop off, door locations and how a handicap access ramp will be positioned.

3. Consider costs for installation.  A level site site that is easily accessible by trucks and work crews is ideal. Modular suppliers can work with any type of site even if a crane is required but "easy" always saves money and time. Also consider where the existing utilities are located - close is always less expensive.

Depending upon the amount of shower and locker room space that is needed and how fast it needs to be up and running you can typically find used shower and locker combination trailers available for rent or sale in the state or city where the event is being held.

3. How Long Does It Take to Install a Modular Building?

How long does modular construction take?


One of the most common questions we get in the modular building construction industry is about the time it takes to deliver and install a used modular building or portable classroom. Understandably so - when most people looking for temporary space usually need it in a hurry.

Depending upon the size and scope of work and assuming that a supplier has the floor plan available for sale or rent, a modular building construction can take one day, one week, one month or longer. For example, a standard 24'x60' modular classroom can be delivered and installed in one day if the resources are available and the site is ready and close to the supplier. A much larger 60'x60' prefab structure consists of more pieces (or "sections" as we call them in the business) - this amounts to more transportation time, more labor and more materials for close up. All of which can command a week long installation schedule.

Using a modular building is far quicker and more convenient than finding real estate or building more space on your property...just keep the following items in mind if you choose prefab:

1. Be sure you have permits first.Visit your local building and safety department for details.
2. More space requires more time for the supplier to prepare, deliver and install.
3. Weather can delay installation for hours or days.
4. A level site with easy access is ideal for quick installation.
5. Utilities need to be ready for connection by licensed contractors.
6. Setting up a handicap ramp and stairs for access will require additional labor and time on site.
7. The set up contractor will need to close up the building at the roof, end walls and floor. This involves connecting electrical, mechanical ducting, hanging ceiling tiles, seeming carpet and wall finish materials and clean up.
8. Furnishings - always add time to the schedule for furniture delivery and set up. This is often overlooked.

Question:  I’m starting to search for a company that sells and leases modular buildings and need to know a few things. Most importantly – can I trust a company that sells construction trailers to handle a larger modular building project?

Answer: This is a great observation and good question to ask. Over the years I’ve answered this one with mixed reviews of companies that sell a jobsite trailer one day and are leasing and installing a large scale modular building the next. No need to be concerned now as it seems many of the modular building suppliers have broadened their skill set and have the know how and resources to help you with a successful modular installation. In many cases your local supplier will have a department staffed with people who only deal with the various aspects of a modular building project.

My tip for you is to interview as many as three potential modular building suppliers that have physical locations within a reasonable distance of the address where your modular structure will reside. Be sure to ask for references and use them. Too many times I hear about projects that didn’t meet the client’s expectations and if the references would have been called problems could have been avoided.
